Home staging begins with a simple three step process.
Step One: Consultation
Consultation for occupied home
catherineCHONGdesign provides a comprehensive evaluation during a visit to your property. The consultation takes approximately two to three hours. The aim of this is to provide you with detailed recommendations summarized in a Room by Room Assessment Report. Our suggestions may include:
- Repair and upgrade recommendations for the best return on investment
- Paint colour selections that appeal to potential buyers
- Items to be stored, replaced, repaired or cleaned
Clients may choose to implement some or all of the recommendations outlined in the consultation. Ultimately these recommendations can be independently implemented by the home seller or outsourced through catherineCHONGdesign.
Consultations are priced on a flat fee based on square footage.
Consultation for Vacant Properties
Depending on the condition of the property, the above procedure and fees may apply for properties requiring extensive work. For vacant properties that do not require recommendations and is ready for full staging assessment, please refer to STEP THREE: STAGING – staging for vacant homes.
Step Two: Preparations for Staging
Home Staging for Properties Requiring Minor Upgrades
Based on the comprehensive consultation report, catherineCHONGdesign can assist you in minor upgrade and renovation projects:
- Tiles or surface finish selection and installation (for kitchen, bathroom etc.)
- Flooring selection and installation
- Hardwood floor refinishing and repair
- Kitchen appliances selection and installation
- Light fixture purchase and installation
- Window treatments purchase and installation
- Landscaping and gardening
- Cleaning, window washing and hauling
- Packing, moving and storage
- Outsource tradesmen to complete the work
- On site supervision or project manage on your behalf
Prepare for Staging is priced on time and materials.
Step Three: Staging
catherineCHONGdesign offers complete staging services with great design sense, attention to detail and commitment to maximising the sale price of your property. We will transform your property by developing a design scheme that maximizes your home’s appeal.
Staging for Occupied and Vacant Homes
Based on the comprehensive consultation report for occupied homes or property assessment for vacant properties, should you choose to go forward with full staging, we will:
- Maximize visual impact by defining focal points, arrange furniture to optimize space
- Use your own furnishings or complete the scheme with items from our rental inventory
- Provide rental items as required
- Provide flexibility in extending rental items available a month at a time
- Final on-site staging to support the value of the property
Staging labour priced on a flat fee based on square footage and scale of project, exclusive of rental inventory or staging assistants.
